The Building Process
How long does it take to build a home?
It depends on the size of the home and the time of year you are building in, but our typical home is built between 8-10 months.

How can I reserve a lot?
We do not sell lots. If you are interested in a lot in one of our developments, let us know, and we will walk you through next steps to build your dream home.
Where do you build?
We build in Apison, Chattanooga, Chickamauga, East Brainerd, Harrison, Hixson, Ooltewah, Soddy Daisy, and on your land, too!
Will you build on land I already own?
If you have land you would like us to build on, email gtissa.team@gmail.com.
We have a form HERE you can fill out. Our ability to build on your land will strongly depend on how close the property is to our other projects.
I need help finding a lot, can you help?
We can always direct you to one of our lots in any of our developments, however, we do not locate land/property for potential buyers. We can direct you to some amazing agents who can help you with this process if you would like!
Do you have a warranty on your homes?
Yes! Every GT Issa Premier Home comes with a written One Year’s Builder Warranty. You can learn more about our Warranty and how to get help with any issue HERE.
Can I use my own house plan?
We will take a look at any plan you bring us. Depending on the lot you want to build on, we will let you know if we can build your plan. Usually, we can!
Can I tour your homes?
If you would like to walk through any of our homes (finished or under construction), your realtor should be able to let you in! If you do not have a realtor, please call our office, and we will work to accommodate your needs.
What happens after I sign my contract?
Once you sign your contract, our office staff will work tirelessly to begin the process of paperwork and permits. The next big step will be coming in to meet with our Designer, Emily Smith, to make exterior selections.
Do I have to use a realtor?
No! If you have a realtor, then we will work with all of you to build your dream home. If you do not have a realtor, we will walk you through the process and make sure you live in the home of your dreams!
Can I make changes to a floor plan?
We love changing floor plans. In fact, we are a little notorious for changing our floor plans so often! We rarely build the same plan twice. After we send you plans to review, we meet with you and discuss any and all changes you would like to make. We truly are a CUSTOM home builder!
What is a Design Selections Meeting, and how should I prepare?
- Luckily, with our in-house Design Center, you won’t have to run around town making selections. You will have 2 Main (possibly 3) Design Selections Meetings during the building process.
- The first meeting will be to cover Exterior Selections. For this meeting, we ask that you gather any ideas or pictures of homes that you like so our designer can help you get the look you want. We recommend driving through some of our developments to see brick, stone, and paint combinations that stand out to you!
- The next meeting will be an Interior Selections Meeting. Emily, our designer, will guide you through the process and help make your dream a reality! Again, the best way to prepare is to scour the internet and bring any pictures you like with you!
Office Procedures
When can I come in and meet with someone?
When you come to meet with our builder and/or designer, we want the meeting to be as productive as possible; therefore, the first step to take before coming in is to fill out our Start the Conversation form HERE. After working through our initial questions, we will schedule a meeting with the appropriate people.
How can I set up an appointment?
Call us or email us! We are open Monday – Friday from 8:30 am – 5:00pm.
Do you allow walk-ins?
Our office staff is here Monday – Friday from 8:30 am – 5:00pm. However, to come visit our Design Space, we recommend making an appointment so that our designer can show you around. The best time to come see the showroom is after you have filled out a Start the Conversation form and have spoken with one of our Home Specialists, Haley or Emily. They will schedule a time for you to come visit us!

Who should I contact with questions about my home?
Once you sign your contract, we will give you contact information for who to reach out to with your questions. When in doubt, reach out to our office staff during normal business hours.

What is a Maintenance-Free Exterior?
We are proud to use materials that not only look aesthetically pleasing, but that will last for years! Our homes feature brick, stone, and Hardie siding. All of these materials will withstand the test of time!
Who will be working on my home?
In addition to Gus our owner and builder and Emily, our designer. We have an office staff who will work on the paperwork, financial, and permitting aspects of your home. You home will be supervised by one of our job supervisors; they will coordinate and schedule each worker who will be a part of building your dream home. And of course, our amazing team of subcontractors (many of whom have worked with Gus for 15+ years) will work in their area of expertise to complete your home!
Will I get to select materials used on my home?
